Here is your starting point. If your character is male, he charges in through the front door along with Soris. If your character is female, you are brought here along with the rest of the Elven women who were taken prisoner. The Guards are about to take you to Vaughn, and then kill one of the bridesmaids when she objects. Soris then bursts in through the door, starting a fight whereby you help him take out the guards. He then hands you the Borrowed Longsword, saying it is from Duncan.
Here in the kitchen, the cook will recognize you as intruders. Before he can blow the whistle however, an Elven servant sneaks up behind him and then kills him. The Elven servant then leaves. You'll find a bottle of Brandy in a cabinet in the southeast corner of this room.
Here are a few Guards. If you show up with plain clothing on instead of armor, as well as no weapons equipped, the Guards will mistake you for Elven servants. This gives you an opportunity to kill them by serving them the Brandy laced with the Rat Poison. Otherwise, you can just as well kill them in a straight fight if you're up to it.
Here is a storage room where you can also find some Brandy.
Here is an armory that will have a few pieces of mundane armors and weapons.
Here in this room you'll find a few Guards and their captain. If your Elven character is male, they will have killed an Elven bridesmaid who resisted their unwelcome advances. If your Elven character is female, they will have killed Nelaros, who apparently also arrived in an effort to aid your rescue. A fight is inevitable. Take out the rank-and-file guards first, and save the Captain for last. The Captain will leave behind the Fencer's Cinch.
If you are playing a female Elf, then Nelaros will leave behind the Wedding Ring.
These rooms will be guarded by a mixture of Guards and Mabari Hounds. There will also be the odd container with a random item or two in these rooms.
In this room will be a couple of containers with items like Lesser Health Poultices and such.
There's a fireball trap in this room. There's no disarming it, but if you hurry ahead fast enough you can get past with a minimum of damage. Vaughn's bodyguard will also be waiting for you in this room. He takes a fair bit before going down, so be sure to flank him, and use a Health Poultice or two if you need to.
The door to this room is locked. If you managed to get inside, you can get a Codex entry for "History of Ferelden: Part 2".
Here you'll stumble upon Vaughn trying to have his way with Shianni. When he notices you, he'll at least be smart enough to realize that you took out his Guards. So he'll try to save his own skin by offering you 40 gold to up and leave. It's better not to, since he'll betray you on your way out and the city guard will confiscate the gold he gave you. So its better to kill him and his two pals here and now. When that happens, you'll talk to Shianni briefly, who wants herself and the rest of the Elven women out of the Estate as soon as possible. Simply head back the way you came.
When you arrive back at the Alienage, the City Guard will already be hot on your tail for the murder of Bann Vaughn. However you play this, it boils down to one result, Duncan saves your hide by invoking the Grey Warden right of conscription. This means you and Duncan will be packing your bags for the coming battle with the Darkspawn at Ostagar.
